Billions In, Fear Out: Why Spain’s Hotels Have Become the Smart Money’s Safe Bet

Property Investment Advisory · Spain

Spain’s hotel market is having a moment — and the numbers tell the story better than any sales pitch could.

More than €3.3 billion has already gone into Spanish hotels so far this year, with the total tipped to push close to €4 billion once deals currently on the table are signed. That follows a record-breaking 2025, when hotel transactions in Spain topped €4.2 billion across nearly 200 deals — a jump of more than a quarter on the year before. Few asset classes anywhere in Europe can point to that kind of momentum.

What’s driving it? In a word: scarcity. There simply aren’t enough quality hotels to satisfy the weight of money chasing them. New supply is growing slowly and carefully, while demand — from international visitors and from Spaniards holidaying at home — keeps climbing. The result is a simple, powerful dynamic: any well-located hotel at a sensible price finds a buyer, often several. While other corners of the property market have stalled or frozen, hotels have kept trading without pause.

Investors have grown up

Perhaps the most telling shift is in attitude. Not long ago, hotels were seen as the complicated, slightly risky cousin of “safer” bricks and mortar like offices and warehouses, and private money tended to park itself elsewhere. That fear has largely evaporated. The sector is now far better understood, and the fundamentals beneath it — relentless tourist demand, tight supply and rising room rates — are recognised for what they are: a rare pairing of security and genuine profit.

That maturity shows in who is buying. Spain’s own hotel groups are flush with capital and hungry to expand. International chains want in. And a wave of private investors who once watched from the sidelines are now getting access through smaller, pooled stakes in larger portfolios — a route opening the sector to an entirely new kind of money. Buyers are also sharper and more selective than before, backing the right asset in the right place rather than anything that moves. Discipline, not fear, now sets the tone.

Where the money is going

City hotels and coastal resorts are running almost neck and neck — roughly 52% urban to 48% holiday — proof of strong appetite for both. Madrid leads the pack with close to a quarter of all investment, followed by the Balearics, the Costa del Sol, Barcelona and the Canaries. The tried-and-tested sun-and-city destinations remain exactly where the smart money wants to be — and, increasingly, so do smaller, keenly priced opportunities in quieter locations.

British and American appetite

Spanish buyers are doing much of the heavy lifting, accounting for well over half of all deals — a sign of real homegrown confidence. But international interest is powerful and growing. British investors, long among the most active foreign players in Spanish property, are turning their attention firmly towards the country’s hotels. American capital is a major force too: in recent surveys of the big players active across European hotels, roughly four in every ten euros came from investors based in the Americas. Spain now ranks among the very top destinations in Europe for this international money, prized for offering that elusive blend of safety and upside.

Factor in the knock-on benefit of global events — with travellers rerouting away from troubled regions and Spain’s excellent flight connections mopping up the extra demand — and the outlook stays bright well into 2027.

The takeaway

The message from the market is clear and confident: Spanish hotels are no longer a gamble for the brave few. They have become a mainstream, trusted home for serious capital — scarce, in demand, and profitable. For investors still weighing their options, the window is open, but the best assets are moving fast.
