The hotel

Thirty years of welcome, ready for its next chapter

Hotel Lusco is a 4-star country hotel set in 4,000 m² of gardens in the Naseiro Valley, three and a half kilometres from Viveiro. It has 41 rooms and suites, a restaurant, a traditional tavern, a covered pool, a restored watermill, and an events hall for 500 guests.

Opened in 1992 and run by its founding family for more than thirty years, the hotel is changing hands for the first time as the family retires. ABIS is acquiring it, refurbishing it and reopening it under professional management in time for the 2027 Holy Year.

Across the lane stands the Romanesque church of San Pedro, the oldest in Viveiro, in a valley that has welcomed summer visitors for more than a century.

Why now

A route growing faster than its places to stay

2027

A Holy Year. Pilgrim numbers to Santiago rise sharply in Holy Years.

530,919

Pilgrims reached Santiago in 2025, across all routes.

1

The number of albergues along the entire 275 km of the Camiño do Mar, which passes through the hotel's parish.

The route is growing. The beds along it are not.

How the investment works

How it works

  • 01You buy ordinary shares at €100,000 each in the Spanish company that owns the hotel.
  • 02Investors receive the first 8% each year, paid quarterly, in full, before ABIS takes any share of trading profit.
  • 03Anything above 8% is split 80% to investors, 20% to ABIS.
  • 04When the hotel is sold, investors receive their capital back in full first, then 75% of the gain.

The raise

Where the money goes

The raise pays for far more than the building. It takes Hotel Lusco from closed doors to a fully staffed, trading hotel.

Buying the hotel

Acquisition taxes and legal costs

Full refurbishment, including the events hall

Contingency

Pre-opening: recruiting and training the team, fitting out rooms, first bookings

Working capital to support the first years of trading

Your protection

Your money is protected until we can open

If 26 shares are not subscribed by the closing date, every subscription is returned in full, at no cost to you.

Twenty-six shares (€2,600,000) is what it takes to buy, refurbish, staff and open the hotel. Every share above that strengthens the hotel's cash position through its first years. A fully subscribed raise means a better-funded hotel, not a bigger one.

How we've built the numbers

Built on prudent numbers

Holy Years bring higher room rates, so we haven't assumed 2027 repeats. Our forecast steps the average room rate down from €110 in 2027 to €102 in 2028. Local hotels charge between €80 and €113 a night, and an independent Viveiro rate study is under way.

Ownership

Your shares

Your holding is recorded in the company's share register and confirmed by a share certificate. Shares can be transferred with the company's consent, which will not be unreasonably withheld. This is a hold-to-exit investment, planned to 2031.
